Formula and method

For a sale price of 400,000 and an entered commission of 2%, commission is 8,000 and the amount remaining is 392,000.

Commission = sale price × rate; remaining amount = sale price − commission

Assumptions and limitations

  • No commission rate is assumed to be required or typical. Enter the rate you intend to model.
  • The remainder excludes mortgage payoff, taxes, closing costs, concessions and other fees.
  • Sale price is positive; commission ranges from zero through 100%. A 100% commission leaves zero but cannot uniquely recover sale price from that remainder.

Common questions

Is the remainder my final cash at closing?

No. It subtracts only the entered commission. Add other settlement costs and loan payoffs separately.

Can I find the commission percentage from its amount?
