Formula and method
For 100 m² at an annual base rate of 200 per m² plus 40 per m² in operating expenses, annual rent is 24,000. A 6% fee on two years of that rent is 2,880.
Annual rent = area × (base annual area rate + annual area expenses); agent fee = annual rent × years × fee rate

Assumptions and limitations
- Base rate and operating expenses are annual amounts per selected area unit. Enter both on a consistent annual basis; the rent output can be displayed per another time unit.
- The default 6% and two years are editable examples, not quoted market terms. This uses a constant rate with no escalation, rent-free months, taxes or discounting.
- Use a nonnegative fee rate below 100% and a nonnegative fee period. Actual lease and brokerage agreements determine what charges and rent periods apply.
Common questions
Can I enter a monthly area rate directly?
The base-rate and expense inputs use an annual basis. Multiply a monthly area rate by 12 before entering it. The separate rent output has a time-unit selector.
Does this account for different lease structures?
Only through the amounts you enter. Review which expenses belong in your agreement and avoid adding an expense already included in the base rate.
