How to use this calculator

  1. Enter the known values in the units shown. Results update as you type.
  2. Where results are editable, change one to solve backwards. Lock a value to hold it fixed.
  3. Use the worked example to check the method. Reset restores the starting fields.

Use the result with context

Results are estimates for planning and education. Confirm rates, taxes, fees, and legal requirements with the relevant institution or a qualified professional before making a financial decision.

Formula and method

Current value of 100000 plus renovation value of 50000 gives 150000 after repair. At a 70% purchase rule less 20000 repair cost, the modeled maximum bid is 85000.

After-repair value = current value + added value; bid = ARV × purchase-rule percentage − repair cost.

Assumptions and limitations

  • Added property value and repair cost are separate assumptions. Repairs need not increase market value by their cost.
  • The displayed surplus equals ARV minus purchase budget and repairs; its percentage uses ARV as denominator, so it is not a conventional invested-capital ROI.
  • The purchase rule is an editable heuristic. Closing, financing, holding, resale and tax costs are excluded.
  • Amounts use a single consistent currency. Currency selector conversion factors are a captured static snapshot; they are not current FX quotes.
  • Clear the unknown field before solving an inverse. Locks keep known values fixed; contradictory locked values require correction.
  • Repair rates, repair areas and total repair cost must be nonnegative. The current property value is locked by default; unlock it before solving that inverse.
  • Domain review limits calculations to the documented finite scenario; original captured equations, inverses and unit options are retained.

Common questions

How should I interpret the example?

Current value of 100000 plus renovation value of 50000 gives 150000 after repair. At a 70% purchase rule less 20000 repair cost, the modeled maximum bid is 85000.

References

Require the documented finite model domain. After-repair value must be positive. Purchase rule must be greater than zero and at most 100 percent. Repair amounts cannot be negative. Repair amounts cannot be negative. Repair amounts cannot be negative.
