- Where results are editable, change one to solve backwards. Lock a value to hold it fixed.
- Use the worked example to check the method. Reset restores the starting fields.
Use the result with context
Results are estimates for planning and education. Confirm rates, taxes, fees, and legal requirements with the relevant institution or a qualified professional before making a financial decision.
Formula and method
For a property price of 1000, down payment of 200, buyer fee of 2% and seller fee of 3%, total commission is 50. Financing that for one month at 12% annual interest costs 50.5.
Commission = price × (buyer + seller fractions); financed commission = min(commission, price − down payment).

Assumptions and limitations
- This is a scenario allocating entered buyer and seller commissions to modeled cost. It does not determine who legally pays a commission or whether a seller fee is passed through in the market price.
- Fixed nominal annual interest with monthly installments; fees and taxes are excluded. Input commission percentages are assumptions, not mandatory charges.
- Enter all monetary amounts in a single currency. Retained currency conversion factors are a captured static snapshot, not live exchange rates.
- Clear a known field before solving for it. Locks retain chosen inputs; inconsistent locked values need correction. Reset restores the captured defaults.

References
Use the documented finite scenario domain. interest rate must be positive. home price must be positive. Use a positive whole number of monthly payments. Down payment must lie between zero and property price. Use a percentage between zero and 100. Use a percentage between zero and 100. Integer membership is checked with isInteger, so ordinary, tiny and large fractional counts are rejected even when tolerant floor equality would pass.
